We are good friends with the Parrish family, who have owned a very successful real estate brokerage in the Gainesville, Florida market for over 100 years.  We told them we were looking to sell our apartment asset in Tallahassee and asked for a broker recommendation.  He said Beau Beery was the best in the market and knows his stuff. Our parents acquired and owned a portfolio of apartment buildings in the 1970s. They did an incredible job of not just providing for themselves and our family, but providing a good affordable home for the residents for many years. Upon their passing it was time to harvest the equity from all their hard work. We were guided to Beau to get the job done. And that he did. Initially we all hoped all 9 assets would be sold as a portfolio, but this process started in 2023 when interest rates and insurance were still afflicting the market. We pivoted and began selling each asset individually through Beau’s guidance. We have known Beau for a number of years in the multifamily world. We’ve seen him close deal after deal not only in our local Tallahassee market but across north Florida. Beau first approached me and a couple of surrounding property owners nearly 3 years prior to actually closing on a substantially valuable land assemblage directly across the street from the University of Florida (UF). I have owned this prime developable acreage by UF for many years. It is blessed with intense zoning allowances for multifamily and commercial. There were a couple of early interested parties in the assemblage but they didn’t work out. Then, Beau brought to us a group out of Miami that later teamed up with a major development partner out of Salt Lake City. This was an extremely complicated deal with 5 different parcels, 4 owners, and a myriad of development approvals that equaled a roller coaster ride like no other.

I firmly believe that Beau is the reason we were able to keep that many people and dynamics intact over a 2+ year contract period that resulted in a very successful closing for all those involved. I own a real estate brokerage that is focused on a different asset class than multifamily. My business partner and I bought an apartment deal a little over a year ago. In 2016 we acquired a beautiful 1930s apartment building in a great downtown location that needed a little TLC. The value add opportunity was there so we got to work. Fast forward to 2024 and it was time to profit from our efforts. We had been in contact with Beau off and on for years getting his email updates on the market and the occasional phone call. As an out of state owner we knew we needed a top multifamily broker that knew the market and could procure the best buyer. Beau put together the marketing package for the property, which included easy to read financials, an insurance quote, a lending quote, and he was proficient in getting all the due diligence materials to the buyer. He also put together an outstanding video that was thoroughly entertaining! Even though 2024 was still a pretty soft due to high interest rates and a horrible Florida insurance market, after several weeks he procured 16 offers. Not all were great, so choosing the right buyer at the right terms took some doing. We ended up choosing a local investor who was familiar with the market. While the transaction had the typical ups and downs, Beau was great at keeping us informed, guiding us in the right paths to get us to closing. When things aren’t going right in a deal, it’s easy to get upset and walk away. That may feel good for a minute but you don’t get to deposit money in your bank. That’s what Beau is great at, keeping parties focused on the end goal... closing

This is my second deal with Beau and it was as smooth as ice again. We didn’t win this deal initially because seller financing wasn’t on the table. But after things didn’t work out with the first buyer Beau negotiated a very fair seller financing deal that worked for both parties. He did a nice job on the front end of assembling all the due diligence material into a Dropbox for my team to review quickly after a signed PSA. We got inside the units to confirm they were as nice as we thought and then we were off to closing. My firm had owned North Pointe Villas since 2007. It's been a very good property to us. We increased rents over time and had respectable occupancy through the years, but we felt like it was time to sell and move on to other pursuits. Our main challenge was that while we were the largest condo owner in the community (56 of 91 units) with majority voting rights, the buyer pool for condo deals would be much smaller than fully formed apartment complexes. I first started talking to Beau about 3 years prior to our deal together. We had an in depth discussion on our firm’s acquisition criteria to pick up more student housing and our appetite for development sites. Our New York based firm acquired two deals in the Gainesville market back in June 2019 and were looking to add to the portfolio. About the same time Beau had presented us with an opportunity to purchase a group of condos in Gainesville. At first glance, it wasn’t our typical asset since it was 56 of 91 condos and we typically buy fully formed apartment complexes. That said, we wanted to capitalize on our management efficiencies in the area and Beau was also able to show that there was a reasonable possibility to acquire all 91 units in the future. We are satisfied with our acquisition and see a rewarding path to add value to the asset for ourselves and our investors. We hope to do another deal with Beau soon.

I worked with Beau to purchase a 461 unit multifamily portfolio in Gainesville, Florida. Once under contract, the transaction had more than its fair share of obstacles to overcome. My business partner and I owned our North Pointe Villas units for over 20 years. The units brought in great cash flow and we’ve been debt free for a while. Beau was negotiating a contract on another 56 units in North Pointe Villas owned by another friend. The buyer of those 56 units wanted more units to make the purchase worthwhile since they typically bought a larger unit count. In addition the buyer was working with 1031 capital. It was a lengthy negotiation process that was on-again, off-again, but Beau was able to keep all parties working through the issues and eventually get to contract and closing. It wasn't easy getting two different sellers to agree with one buyer on a partial condo ownership deal with varying degrees of unit quality. Once under contract there were additional hurdles to overcome, including association related, insurance, title, survey, odd lender requirements, etc. However, Beau did a great job keeping everyone informed. We eventually got it closed with literally just 3 hours left before the 1031 Exchange time requirement expired for the buyers! There's a good chance if it weren’t for a broker with Beau’s experience and demeanor to work out complications we wouldn’t have closed.
