My firm had owned North Pointe Villas since 2007. It's been a very good property to us. We increased rents over time and had respectable occupancy through the years, but we felt like it was time to sell and move on to other pursuits. Our main challenge was that while we were the largest condo owner in the community (56 of 91 units) with majority voting rights, the buyer pool for condo deals would be much smaller than fully formed apartment complexes. Not to mention the resulting financing challenges a buyer would have under those circumstances. There had been no shortage of brokers calling us over the years to list our asset. I’ve known Beau Beery as a commercial real estate expert in the market for over 10 years. He touched base with us off and on for many of those years, but timing and reputation is everything. Our New York based firm acquired two deals in the Gainesville market back in June 2019 and were looking to add to the portfolio. About the same time Beau had presented us with an opportunity to purchase a group of condos in Gainesville. My business partner and I owned our North Pointe Villas units for over 20 years. The units brought in great cash flow and we’ve been debt free for a while. Beau was negotiating a contract on another 56 units in North Pointe Villas owned by another friend. The buyer of those 56 units wanted more units to make the purchase worthwhile since they typically bought a larger unit count. In addition the buyer was working with 1031 capital. It was a lengthy negotiation process that was on-again, off-again, but Beau was able to keep all parties working through the issues and eventually get to contract and closing. It wasn't easy getting two different sellers to agree with one buyer on a partial condo ownership deal with varying degrees of unit quality. Once under contract there were additional hurdles to overcome, including association related, insurance, title, survey, odd lender requirements, etc. However, Beau did a great job keeping everyone informed. We eventually got it closed with literally just 3 hours left before the 1031 Exchange time requirement expired for the buyers! There's a good chance if it weren’t for a broker with Beau’s experience and demeanor to work out complications we wouldn’t have closed.

Prior to this transaction I engaged Beau Beery in the sale of two other apartment complexes and a shopping center for me in the past few years. The Beery Rainsberger Group was able to source me an excellent multifamily development parcel directly across from the University of Florida about a year ago for my 1031 Exchange requirement. Several months in to my development planning Beau Beery introduced the idea of selling the parcel to another firm that was eager for a development size of this type, size, and location. Beau had just recently sold this group a 218 unit apartment complex and said they were a quality group to work with that closed quickly and without issues. He also informed me the group had bought other student housing close to my parcel. Given the time I had owned it, and the soft costs I had spent on development plans, it needed to be a good enough exit price to make sense for me. Beau was able obtain the price I needed and we closed the transaction approximately 14 months after I bought it. What I valued most was that Beau was always sincere in our interactions.
