Beau Beery has been in the commercial real estate business in Florida since 1999. Beau previously earned a Bachelor’s Degree in Marketing and a Master’s Degree in Real Estate from the University of Florida.
He began his career in the apartment industry working in property management for Trammell Crow Residential Services (TCRS). He learned from the ground floor what it takes to construct, lease up, and manage institutional grade multifamily from one of the best in the industry. Beau then worked for nine years as Vice President of Commercial Real Estate for AMJ Inc. of Gainesville, the region’s leading commercial real estate development and investment firm. Beau was responsible for the brokerage and management of the firm’s office and retail portfolio as well as the acquisition of commercial and multifamily investments.
In 2011 Beau teamed up with his father-in-law Todd Rainsberger, also a successful commercial realtor, to acquire Coldwell Banker Commercial M.M. Parrish with the Parrish family, a business icon with over 105 years in the local real estate market. Beau quickly decided to specialize in the brokering of multifamily assets in the Florida market. As a Certified Commercial Investment Member (CCIM) since 2005, a real estate graduate from UF, 3 years of extensive multifamily management training from TCRS, and 9 years of intense investment analysis training by one of the top investors in the Southeast, Beau has the perfect background for advising his customers in all aspects of the purchase and sale of apartment assets.
Beau Beery's true passion, however, is being a father to his two boys, Carson and Gresham. Beau has been married to his beautiful wife Melissa since 2002. He has no shortage of pictures of being with his boys rock climbing, caving and white water rafting in North Carolina, skiing in Utah, swimming, lounging in the hot tub, attending Gator sports, playing in their back yard, boogie-boarding in the surf, fishing, and on and on. Beau and Melissa are also avid triathletes, competing in 3-5 races a year around the southeast, which Beau calls quality time together because they get to travel alone and do what they love. Beau's personal motto is, "I live to create unforgettable memories with my wife and kids and bring fun and laughter to others."
Todd Rainsberger came to the real estate industry from an unusual background: television production. After graduating from the University of Southern California with a PhD in Communication, Todd worked for an affiliate of ABC Television, then the athletic department at the University of Florida, and for twelve years he was a Producer and Commentator for ESPN. He produced and/or hosted over 300 shows on ESPN for a program that no one watched calledRunning and Racing.
Along the way he married the amazing Brenda and together they raised a set of twins, Mason and Melissa. They’ve been married over 40 years and Todd keeps nominating Brenda for some kind of patience award. There was a time when Todd played every sport there was. Now he’s reduced to occasionally snow skiing, golfing (poorly) and paddle-boarding.
Leaving television, Todd was the president of an Internet company for four years and at the same time did real estate investing. He enjoyed the real estate industry and found it profitable, so he decided to focus on commercial real estate. This was 2004-2007 when even idiots made money in real estate so he was in for a rude awakening starting in 2008. For reasons hard to pinpoint, Todd’s unconventional background proved to work quite well in the unique environment of commercial real estate. Despite a challenging market, he quickly became one of the top-producing realtors in the area.
Things really took off in 2011, when Todd partnered with son-in-law Beau Beery forming the Beery Rainsberger Group (BRG). BRG has consistently led the market ever since. Todd’s main goal is to make sure Beau works hard so he can take good care of wife Melissa and the two handsome grandchildren. And the harder Beau works the more Todd gets to travel, so it’s a great partnership. Todd provides the grey hair in the group, or in his case, no hair.
Todd has lived in Gainesville for over 50 years.
Dean R. Cheshire has been in the Commercial Real Estate Business since 2005. Dean graduated cum laude from the University of Florida and subsequently earned his Masters in Business Administration from the Hough Graduate School of Business at the University of Florida. Immediately upon graduating college, Dean co-founded an internet technology company that envisioned and executed pairing traditional toy products with robust virtual experiences.
Together with a phenomenal team, Dean successfully raised over $1.87 million in private equity capital and built a company that grossed nearly $10 million dollars annually within three years. During this venture, Dean co-authored five patent applications while managing software development teams on four continents, eventually securing national media attention when the product was presented as a Top Ten Toy for the Holiday Season by Anderson Cooper on live national television.
Dean was born and raised in Gainesville and maintains a profound understanding of local trends and value propositions as a result of his decades of experience with the local and regional real estate markets. Despite his brief but successful foray into the technology world, Dean grew up in the world of commercial real estate, construction, and development; his true passion has always centered in these endeavors. Working as both a broker and an investor, Dean made his first commercial real estate investments in 2005. Since that time, Dean has parlayed his experience and formal investment training through his MBA studies into investments in several hundred thousand square feet of multi-tenant commercial properties in Florida.
Dean’s experience in evaluating and securing high quality investment properties personally and on behalf of clients makes him a true double-threat in the world of commercial real estate. Dean offers clients a unique perspective and unusual breadth of knowledge that could only be offered someone who has “worn the hats” of owner, investor, and experienced commercial broker. Dean is happily married to his college sweetheart and is a dedicated husband and father of two young children, Breck and Quinn. His greatest joy is making amazing memories with his family while traveling, exploring, and learning together. Dean is an avid reader and lifelong learner, and has been recruited and elevated to leadership positions on numerous committees and boards of directors in the area.
As a second generation Gainesville native, Steve McKinney knows the ins and outs of his home town. Leading up to his affiliation with Coldwell Banker Commercial M.M. Parrish he has over forty years of experience in business, including construction, restaurants, retail, real estate, and energy consulting. In addition to attaining success as an entrepreneur, Steve has many years of active community service. Having been licensed as a Real Estate Agent since 1987, he has engaged in transactions of residential, commercial, lease negotiation and business opportunity.
Steve is a decorated Viet Nam veteran and having held a top secret clearance with the National Security Agency assuring clients that he will keep any private information in complete confidence. After serving in the Navy, he worked with Jack Baggett Paving Company handling numerous positions including estimating and negotiating contracts. A large part of Steve’s history involves the restaurant business having established Café Gardens on Siesta Key in 1980 and operating Café Gardens adjacent to UF from 1983 until 2010. Immediately after closing of the Café, Steve became certified as a Class I Energy Rater and was a principal of Simonton & McKinney, LLC, consulting with businesses and homeowners to reduce energy use. Since teaming up with the Beery Rainsberger Group at Coldwell Banker Commercial M.M. Parrish Realtors in 2012, Steve has contributed his expertise in over 150 commercial deals and won the respect and confidence of his clients.
Along with his wife, Jane, Steve helped re-establish Young Life in Gainesville and they have served on the local board for over 29 years. They were honored to be named as charter members of the Young Life Founders Board. Steve is a past chair of the Local Young Life Advisory Board and past chair of the Finance and Fundraising committee. He currently serves on the Development Committee for Anthem Church.
Tracy Ross was born and raised in Miami, but has been calling Gainesville home since 1997. Gainesville was geographically a half-way point to New York City where she hoped to move to and work for one of the world’s largest advertising agencies. But Gainesville proved too charming to leave!
She kept with her South Florida roots and in 2004 began working in a satellite office as a Media Buyer for an advertising agency headquartered in Ft. Lauderdale. She then spent a couple years selling radio for two of Gainesville’s most popular radio stations. In 2009 she began working with Beau as the Commercial Property Manager for AMJ Inc. of Gainesville, the region’s leading commercial real estate development and investment firm. She joined Beau’s team at Coldwell Banker M.M. Parrish Realtors in 2015, where she currently oversees client relations and manages the team’s marketing, sales and investment efforts.
A later in life college student, Tracy graduated Cum Laude from Santa Fe College’s Bachelor’s program in Organizational Management in 2014, making it to the Dean’s List twice; all while keeping a full time job. She is a licensed Realtor, a Certified Media Buyer, and a pretty good bowler. She has a son Roger, a daughter Lena, a very crazy Australian Shepherd named Takoda and a beast of a yellow lab named Ted. In 2017 she celebrated 15 years of marriage to her best friend, Mark Ross. She enjoys cooking, entertaining friends, being outdoors, and Gator football.
Josh is a Gainesville native – a genuine ACR. He’s lived in other places along the way, but always finds his way home. Josh is a marketing and web design guru currently working as the Marketing and Communications Director for our company. He first discovered his passion for smart marketing as the co-founder and owner of Alter Ego Fitness in Gainesville. After he sold his fitness business, he founded Red Zero Web Design, working with many local businesses to help establish and grow their online capabilities. It was through his work with Red Zero that he really refined his ‘best-in-class’web design skills. Josh’s entrepreneurial background serves as a helpful backdrop to his support role with our company. He is fanatical about helping our team build and manage their individual brands. With the loudest voice in the building (any building), Josh is a top notch communicator and teacher. His can-do, collaborative approach to solving tough challenges is refreshing to his colleagues, and his energy and humor are infectious. Josh makes everything around him better – and that’s why the Realtors at our company love working with him.
Ricky has been designing and building graphics since 2001. Ever since his first project he has remained super focused on fine tuning his abilities and making each client’s product the best it can be. He aspires to be considered a craftsman in a digital age.
While he does pay close attention to modern design trends he believes in a timeless approach that mixes something fresh, with something that is tried and true. Building commercial art that helps a client envision what a property can be and branding a package that gives a product the right look and feel for a specific industry is exactly what Ricky likes best about designing in real estate. Each location is unique and around every corner is a unique opportunity.
Ricky is a proud husband and father of three amazing children (Ty, Marley, and Clay.) They are a family that operates like a true team, enjoying the great outdoors every chance they get. Most weekends they can be found on the Santa Fe river, setting up tents for a family camp out, shooting bows and playing music. Ricky and Sarah spent their first few dates surfing waves in Flagler county and when he realized she was better than him, he was hooked, and the rest is history.
Living in Lake Butler and working in Gainesville gives Ricky the best of both worlds. He can live rural and help his wife achieve the dream of having a hobby farm and still tap into all that Gainesville has to offer.
I am 9 years old. My favorite day is for sure Saturday because it’s the beginning of the weekend! And I love the weekends at all times, unless I have a broken bone somewhere on my body. My favorite restaurant is straight up Yamato. Yamato is a Japanese restaurant and I love the rice and steak together. It is soooo good but my family made up something called the Yamato effect which is when you eat Yamato and my family and me usually have bad gas, as in farts, but it’s definitely worth it. And what I eat for breakfast is I have 4 bacon pieces, then I have 1-3 pieces of buttered bread and I love it.
My favorite thing to do for my birthday was to get laser tag guns and have lots of my friends over to play. But now I think for my next birthday I will probably just have two people over for a sleep over at my house. My favorite lunch place is a place called Chipotle and I also love the rice there. My favorite game to play on my iPad at home is ROBLOX. My favorite game at my school iPad is Fracker Samurai, which is a game where you slice the numbers that have frackers in them. My favorite thing to do outside is to listen to the song 24 Karat and then I get my scooter and ride it for a while. At night and daytime I will love on my NOT STUFFED UNICORN, but a real Unicorn. So I snuggle with my Unicorn all night and day. Another one of my favorite lunch places is Chick-fil-A. I love the waffle fries there.
My family is the best, and I think that because first, my dad is a very good worker at Coldwell Banker which is a real estate place, and my dad’s name is Beau Beery and his phone number is 352-871-8324. He is a very nice person. Next, my mother, her name is Melissa Rainsberger Beery. My mom’s mom’s name is Brenda Rainsberger and my mom’s dad’s name is Todd Rainsberger. My mom ran a half Iron Man, which is a very long and hard, but fun race. You bike, you swim, and you run. Lastly, my brother Carson gets me over hard times and plays with me sometimes when he's not actually on the Xbox, or his IPad.
