This is a study of every market rate and student housing sale over 10 units that occurred in 2021 and compares the sale prices with the resulting 2022 assessed values by the respective taxing municipality. This study was conducted in order to calculate an estimated percentage of sale price that can be used in pro-formas when analyzing property sales on future deals.
