"Exactly what the world needs, another book on real estate investing. Actually, you do need to read this one! I have known and done business with Beau Beery for years, and he is a highly talented businessman of great integrity. He is also a true student of his craft. In this book, Beau gives you a step-by-step process based on his years of experience and tremendous success. If you are interested in doing multifamily investing, this is the best book you could read to avoid costly mistakes and learn from the most Elite Investors in the world."
--John B. Spence, Managing Partner, John Spence

"Multifamily Investors Who Dominate is a blueprint for anyone interested in becoming their best in real estate investing. Beau clearly outlines what might seem like, to most, the basic steps for success, but if you really read into what Beau is saying there is an art to implementing these steps. Beau’s insight, through decades of experience, dealing with all parties in a real estate transaction has given him what I like to call the “sixth sense” of real estate investing. If you are ready to step up your game, and you are ready to win more real estate deals, I highly recommend this book."
--Michael Augustine, CEO of Alta Terra Real Estate

"I highly recommend this book for any investor who wants to grow their multifamily business. Beau shares the insights you need to know if you want to achieve long term success in the multifamily investment game. Even if you only read chapter 2 and grow your “Love Factor,” your deal flow will experience explosive growth. This book clearly presents the concepts and disciplines that separate average investors from Multifamily Investors Who Dominate."
--Joe LaFleur, Multifamily Investment Advisor, 100Units.com

"I read this entire book in two sittings over one weekend. This book is easy to read. I learn best by example and analogies. This book is jam packed with helpful strategies that are easily explained through examples. That increases the speed of implementation which makes this book even more valuable. The author is a practitioner, not some egghead academic who studied this stuff in an ivory tower. I would recommend this to sophisticated investors who want a fresh, new perspective. I'll be buying book #2 when it comes out."
--Michael S. Lorence, Amazon Review

"This is an excellent book for anyone wanting to understand the dynamics, incentives, and constraints that parties to a real estate transaction (buyers, sellers, and brokers) face, and many of the lessons are applicable not just to real estate but to business and life generally. I also appreciated the inclusion of real stories where individuals successfully, or unsuccessfully, applied these principles. Two thumbs up!"
--M.A. Nour, Amazon Review

"Just finished Beau Beery's momentum-building book "Multifamily Investors Who Dominate", and highly recommend for brokers and investors alike. My top 3 takeaways for becoming an elite apartment investor: 1) 'Elite investors check their egos at the door.' 2) 'Brand is the heart and soul of what elite investors are trying to build and preserve.' 3) 'Make a conscious effort now to begin taking your relationship-building with brokers and other referral parties to a whole new level.' Thank you Beau! Courageous & important look at priorities and practices that work. "
--Justin Ryder, Advisor with SVN Stone Commercial Real Estate

"I really enjoyed your new book Beau. As a MF broker, I still found tremendous value being this was aimed towards the Elite Investor rather than the Elite Broker. Being an Elite Broker yourself is what made this winning approach possible. This is definitely helpful to all parties involved in the transaction. Having the hardcover made it easier to take notes and go crazy with my highlighter. Now my 12 yr old son is reading 20 pages a day, so he understands his father's business and gets an education in this commercial real estate world at the same time. My hat is off to you sir. Well done!"
--Eric Heller, Amazon Review

"This book changed our team's rate of success. Great Insight! This book inspired me to re-energize my acquisition strategy and guided our efforts to improve our broker relations. I was excited to implement many of the suggestions clearly outlined by the author. It is evident that his years of first-hand experience allowed him to lay out a methodical path to success. I highly recommend this book to anyone seeking to improve their acquisitions rate of success."
--Saul Levy, Managing Partner, PIA Residential

"Multifamily Investors Who Dominate, contains specific detail for beginning investors and older folks like me, who are not as tech savvy. Most of the information can be applied to any type of business, so its content would benefit anyone. I have had my share of bullies and rude individuals during my professional career and this book is an excellent reminder of the power of doing the right thing and treating people with respect. It’s not all about the money. Beau balances aspects of social and business practices of Elite Investors creating a well-rounded reading experience. It is apparent that he is not just talking the talk, he has walked the walk. I will keep this book to read again! "
--Lisa McKnight, President, Florida Management Associates, Inc.

"Multifamily Investors who Dominate is a valuable read. Beau helps qualify and quantify what active investors do to posture themselves for success. For the up and rising investor; it is a template for success. For the seasoned investor it underscores the importance of those cultivated relationships and networks that enabled success. To all it is a reminder to take stock and appreciate all those along the journey that enabled us to be successful."
--Kevin J. Bzoch, Acquisition & Development with Davis Companies

"In this book, Beau succeeds in explaining the real magic to making deals happen. Multifamily real estate is at its very core about people and relationships. Elite investors recognize that the goal is not a single transaction but to build a network of relationships that allows you to grow your portfolio. If you are looking to make more deals happen, this book is for you – Beau knows!"
--Kenneth P. Polsinelli, Founder of Peacock Capital LLC

"Beau outlines a number of principals that can help new investors and brokers on their journey. He also reminds seasoned investors of the sometimes overlooked, yet important, aspects of their conduct that have contributed to their success. Beau’s experience in facilitating transactions allows him to share insights beyond the usual investment advice for investors. He tries to address the human and execution elements of real estate transactions which along with the physical property, financial analysis, and property management plan underpin a successful transaction."
--Charles Spero, Founder of Crescent Sky Real Estate Partners

"Developing a positive reputation is key to seeing more deals and being among the first to see them. Beau makes clear how every decision an investor makes has a ripple effect on their future growth. Treat others right, you’ll do more deals. Treat others wrong, your opportunity pipeline will dry up. In Multifamily Investors Who Dominate, Beau maps out exactly how to become a magnet for opportunities to buy."
--Andrew Gordon, President of Stratford Management Co.

"How to win friends and influence people is an apartment comparison to your work. I've never responded well to the "think and grow rich" positive affirmation type books, preferring the nuts and bolts info so I could learn something. The nuts and bolts of relationships, the intangibles, are incredibly important and often not consciously thought of."
--Brent McAlee, Multifamily Investor

This book is a must read for anyone who is a multi-family investor or even in real estate in general. Beau’s unique focus on the people aspect of real estate instead of “just the numbers” provides both a refreshing and practical view of how to improve your performance as an investor. For a newer investor, it also solves the age old question of “how do I find deals?”. For a more experienced investor, the “Love Factor” is clear and satisfies that innate desire to have something to measure to determine whether or not improvements are being made. As a CPA, I see how the qualities and traits of elite investors when applied over the entire business, translate into the bottom line.
--John VanDuzer, CPA with James Moore CPA

"Beau Berry's book Multifamily Investors Who Dominate is a must read for all serious buyers or sellers looking to complete successful transactions. As a long term property owner and management company principal I am always looking for ways to improve both my operations and my ability to acquire properties. I was pleasantly surprised when I saw that Chapter One outlines the first thing I teach all of my employees: our reputation is of primary importance. I was always taught to sacrifice shorter term interests in favor of protecting longer term goals. Sixty five years later my family is still in business and to a large degree it's because of how zealously we guard our reputation. Beau's Chapter One makes a compelling argument in favor of this approach and outlines practical, actionable steps to achieve this. Beau's book is thoughtfully organized and easy to read and understand. It confirms what I have always believed: deals do not have to be a zero sum game with one winner and one loser. In fact, I adhere to the philosophy that each side in a deal should feel equally unhappy or happy with the outcome. This means not only treating your counterparts in deals with respect and understanding, but also never losing sight of the ultimate goal (which is a successful transaction without sacrificing future opportunities). I heartily recommend Beau's book for both novices and experienced professionals. His insights are well thought out and organized in a simple, easy to comprehend format. Beau is my go to guy in North Central Florida! His enthusiasm and straightforward approach shine in both real life and more importantly in his book."
--David Neidorf, President of Full House Consulting

"5 stars!! This book is very thought provoking. If you are a real estate investor on any level, Beau shows you a path to be successful. In addition, if you are a real estate broker and want to know how to become the go to guy in running your business, Beau maps out a path for you as well! I highly recommend you reading this book."
--Hawes Adams, Realtor Emeritus, Associates Realty Services

"This book is going to set the foundation moving forward and should be a staple for any real estate investor experienced or brand new. I have never seen a multifamily book like this that gets that into the head of a broker along with so many tactical/granular nuggets to implement. I think this perspective is greatly needed in the marketplace. Each investor has their own way of doing things but it's hard to refute anything in this book. I appreciated the last chapter on family and friends. This is always a tough balance as we all build and grow our business. This is why it's so important to be as efficient as possible with not only our time but the systems we implement so we are using the HBU of our time. Hence, your discussion's of CRM's, etc. Many books have a lot of fluff in them. Every sentence in this book was well thought out and had a purpose to it. There are few books that need to be read multiple times (like Napoleon Hill's Think and Grow Rich). This will be one of them for me. I really liked how you utilized a two-pronged approach with your summaries (chart comparing elite vs. average investors and bullet points with the action steps) at the end. It's a great reference to come back to anytime. Unfortunately, most books don't do this, especially the two-prong approach. "
--Mark Holmes, MJH Asset Management

"No matter how long you play football, blocking and tackling continue to command practice time. Mastery of fundamentals is the foundation of all success. So it is in Beau Berry’s guide that provides training in fundamental techniques in the hypercompetitive multi-family real estate market. No matter how many deals you have dragged to the closing table, chances are there are some that got away because you slipped up on one of the fundamentals Beau carefully describes. If you are active in trading apartment complexes and don’t use this text as a checklist for staying sharp, your competition will be learning from it and beating you to deals you wanted."

"As a multi family investor, I found this book to be an affirmation of the modern way to approach real estate dealmaking. The old school ways of dragging the other side through the muck till they hurt just doesn't fly in our highly connected world. Ethics matter, reputation matters. I was glad to see Beau appreciates this and offers actionable steps to those that want to buy more properties and stay relevant in the industry."
--CB Kallman, Amazon Review

"I've read about every multifamily book on the market and I can honestly say there is no other investment book out there like this one. Mr. Beery gives keen insight and incredible value when it comes to broker relationships and how it has propelled the common investor into an elite investor. Whether you're a newbie investor or a seasoned veteran, this book will help you get to the next level of multifamily investing."
--Shane Lambert, Amazon Review

"Very insightful - even for the most seasoned investor or real estate broker. Beau did a great job nailing down the things to do and the things NOT to do to be successful. Many of these concepts and approaches, which can be used by Realtors/Brokers and other business professionals as well as investors, are things that professionals have possibly forgotten as they've progressed in their careers. Well worth keeping and re-reading on occasion for a refresher. Highly recommend."
--Craig Carter, Amazon Review

"A great read for any real estate investor! While Beau presents the idea of being "Elite Investor" from his own multifamily perspective, it’s just as relevant for other asset classes like my personal favorite; self storage. This should be required reading for anyone looking to start a real estate career. While I’ve strived to be an "Elite Investor" throughout my investment career, this book reminded me I have a lot of growth and improvement ahead of me. Beau reminds us that our reputations always preceded us, and that being of high character and always acting with integrity goes a long way to one’s ultimate success!"

It is easy to read and is full of the nuts and bolts for investors to build their reputations so that they will be able to source more deals and in doing so find more of the types of investments that meet their parameters. "A unique and refreshing perspective on how the multifamily industry REALLY works for top producers. Multifamily Investors Who Dominate gives true insight and real-world examples how Elite Investors and brokers can turn a steady job into a lasting, lifelong, and profitable career. Beau Beery has differentiated himself in the industry with his insatiable drive to connect with investors, brokers and even competitors, armed with his ability to speak to both sales and analytically minded individuals alike. "I read this book cover to cover in a couple of hours and took away several points of interest immediately. Although I primarily focus on suburban office investing, I have been looking to get into multifamily and this was a great start. This is not a financial modeling book, those are easy to come by, this is about how to begin to find the deals before they are snatched up-something I find to be particularly difficult in such a competitive environment. I recommend this book with an interest in multifamily investing or any real estate investing for that matter."
--Andrew Hodor, Amazon Review

"Beau's book lays out the specific attributes of what it takes to be a successful investor. While the focus is on multi-family, the fact is these lessons are attributable to any investor in commercial real estate and should be known by every broker, mortgage lender, appraiser, and engineer as well. Don't buy, sell, list, appraise, lease, or finance a property without reading this book first."
--Rod Santomassimo, Amazon Review

"This book is a gem. It’s a quick read yet every chapter has takeaways for growing your portfolio even in the most competitive markets. The driving idea is it comes down to great relationships. But it’s not just a book about a “big idea.” It’s loaded with specific, actionable advice to help develop your “brand” as an investor, build a wide and deep network, significantly increase deal flow and become a more consistently successful investor. It’s the "How to Win Friends and Influence People" for professional real estate investors. An instant industry classic."

"I really enjoyed this book, I liked it so much that I wound up reading the whole thing in one afternoon. The book is focused on the things that set successful Multifamily Investors apart but the skills and concepts would apply to any type of real estate investing, not just to apartments. I have been involved in commercial real estate for over 15 years and I learned a lot from reading this book. Many real estate books will teach you how to analyze a deal, but this one well help you find the deals which is the most important step."

--Ryan Loftus, Amazon Review

"Books on real estate tend to be classed in two main categories to me: mindset and what I call the "nuts and bolts" of structures and deals. Beau has created a blueprint for an area I hadn't ever read about before, investor relationships and their effect on obtaining deals. Most people know that folks prefer to do business with people they like, but once money is involved, for many, the interpersonal stuff goes out the window. Beau, using real-world examples from his own successful career, demonstrates how behavior and reputation are just as important on the numbers in your LOI. He makes it clear that your actions today can be worth millions in the future, while also creating value outside of the deals you make (the margin). Phenomenal book that I intend to review constantly in the future."
--David Brent, Amazon Review

"This book offers great insight into the complexity of the real estate word but makes it an easy read for anyone to learn. Realtionship management and reputation as so easily forgotten today and this book gives you a crash course into its importance. I suggest everyone abide by the fundamentals outlined in this book as it will aid any investor in getting further in their deals and ultimately deeper in success. Beau Beery does an incredible service to all investors by gifting a blue print that answers so many of the questions we all have regarding real estate investing. Simple and common sense driven. Highly recommend this to anyone that wants to learn from a true powerhouse in multifamily industry."
--Andrew Ibrahim, Amazon Review

"Unlike a commodity like a stock or bond, which are fungible and liquid, real estate has always been "sticky". Each transaction has to be individually negotiated and closed. These elements require human interaction and this book focuses on mastering that dynamic. Some people are naturally aware of a system to create and nurture the web of human interactions necessary to find, evaluate, negotiate and close complex real estate transactions. But almost everyone could use a refresher or a new tip or trick. Beau Beery's book is written from his experience, the market for large apartment properties, but his process is applicable to"
--Andy H., Amazon Review

"Great insight from a broker's point of view. Beau provides a ton of valuable information on a side of the business you generally do not hear much about. If you are investing in real estate, this book provides a tremendous amount of information for anyone who is looking to build relationships with brokers. "This book is so well written that it’s a joy to read. It isn’t just details of multi-family housing, it does a tremendous job of explaining how to build amazing relationships with your clients. There are so many real life examples to not only make it easy to understand but also keep it interesting. I loved reading about how Beau Beery works with his clients and makes them loyal repeat customers. This book is not only a great resource on multi-family housing investments but also on how to be successful in business. Brilliantly written and I look forward to his next book!"

"And, to find that edge, polish your personal relationships with brokers and everyone else you do business with! The idea is nothing new to those successful in business; however, Beau's unique way of explaining his approach to building relationships and his numerous real-world examples makes this book well worth the read! You will find that the book is a mix of things that you are probably already doing...and things that you should start doing today!"

"I thoroughly enjoyed Beau's book. I found that he did a phenomenal job covering how to manage relationships as a multifamily real estate investor and how to build and protect your reputation. Beau's explaination of the Jordan Effect comprehensively explained an unknown unknown for me and I'm sure for many in the industry. I believe that by adhering to the steps laid out in the book an investor would have significant return on investment by transacting more deals.Through this book and Beau's Youtube channel I've learned a great deal about where the rubber meets the road with multifamily investing. His content transcends the academic and I've found everything he discusses is actionable. Overall, I highly recommend the book to anyone active as an investor or looking to get started investing in the near future."

"I have the good fortune to know Beau and have watched his personal success in the multifamily industry. What he writes about isn't theory, it's proven principals that he's witnessed over and over...the good and the bad. For investors, brokers, and even people in related fields with no interest in multifamily...the ideas and concepts here can be a huge help in increasing your bottom line, your reputation, and your peace of mind."

"Sooo this book is probably the best thing I’ve read in recent months on multi-family investing. If you want to learn what it means to have an “unfair advantage” in finding and closing deals consistently, this is it. Thoroughly enjoyed this one! (Beau’s YouTube channel is also GREAT (Succinct, yet content rich and he’s really fun!)"
